When a Manhattan developer needed to pre-sell a $12M penthouse 18 months before completion, our photorealistic visualisation made it possible.
Perched on the 62nd floor with unobstructed views of Central Park and the Hudson River, the penthouse represented the crown jewel of a $400M luxury tower development. The challenge: sell it 18 months before the concrete superstructure would even reach that level.
The Brief
The client needed marketing assets that conveyed the scale, luxury, and exclusivity of the 8,400 sq ft duplex terrace — from the infinity-edge plunge pool to the hand-laid Italian marble detailing. Everything had to read as a photograph. No "CGI" aesthetics permitted.
Delivering the Impossible
- Geo-located the building in Manhattan and matched the horizon to a real photograph taken from that altitude.
- Modelled every custom furniture piece from shop drawings provided by the interior designer.
- Rendered 14 hero camera angles across dawn, day, dusk, and night lighting scenarios.
- Produced a 90-second cinematic fly-through for the private broker presentation.

The Outcome
The penthouse went under contract within three weeks of the private broker event — 16 months before practical completion. The CGI package was credited as the primary sales tool that justified the $12M asking price to a buyer who had never set foot in the building.
